Case study

Bennelong Apartments

Bennelong Apartments cut their electricity costs by 9 percent. With three large sites, rooftop solar, and rising contract rates, the building committee needed clarity. We modelled their usage, ran a reverse auction, and captured market lows. The result? A $81,000 saving locked in for 24 months.

The client

The Bennelong Apartments, also known as "The Toaster", form an iconic complex on Sydney Harbour. The building committee manages three commercial energy sites at Macquarie Street, with 71 kW of rooftop solar installed across two meters.

The Problem

With a large portfolio and fixed solar assets

The committee wanted to secure a better outcome before their contract expired.

They were concerned about volatile forward pricing for 2026 and 2027 and sought independent advice and a competitive process.

“Colin and the Bennelong team were a pleasure to work with. They were well prepared and decisive. We secured a great result at the right time.”

The Solution

Energy Action worked with General Manager Colin Pitsikas to prepare for auction and validate the current load profile. By going to market in February, Energy Action captured a seasonal price dip and ran a live auction across all three sites. Origin’s bid locked in the lowest offer, beating the existing Momentum contract by $81,000. The team secured a 24-month term, balancing price, risk, and market conditions. The rooftop solar profile was reviewed, with net consumption carefully modelled to ensure the correct contract shape.
